			<content:encoded><![CDATA[<p>On the 1st of March, Cushman and Wakefield released a report stating that Singapore now has the edge over its arch rival Hong Kong when it comes to attracting office tenants. This will be the topic for discussion at the <strong>Asia Office Space Congress 2012</strong> to be held <strong>28 June</strong> in the Lion City.</p>

<p>Many reasons Hong Kong might have lost its luster were discussed by delegates at the Asia Office Space Congress last year in Hong Kong where government announced plans to launch a second CBD to take pressure off shortage of space concerns and still very high prices.</p>
<p>Singapore has countered with their own long term plan for decentralisation together with CBD growth.</p>
<p>According to the C&amp;W report, here&#8217;s how Singapore has the edge:</p>
<ul>
<li>Singapore rents increase 24% year on year positively reflecting the country&#8217;s economic and business growth.</li>
<li>Encouragingly Singapore rents are still off the 2008 peak of S$19.47psf, while Hong Kong has again reached peak 2008 rates of HK$125psf</li>
<li>Rents in Singapore 38.5% lower than Hong Kong</li>
<li>The Lion City has greater choice of Grade A Office Space than Hong Kong</li>
<li>Talent shun Hong Kong for better quality of life found in Singapore</li>
<li> Singapore&#8217;s &#8216;green credentials&#8217; add to its growing appeal &#8211; all new buildings to be Green Mark certified</li>
</ul>
<p>Conversely, a poll by think tank Civic Exchange last December found that one in four Hong Kong residents were considering emigrating because of air pollution. Air pollution is of particular concern to professionals in areas such as banking who may be evaluating assignments in either location.</p>
<p>In all:</p>

<li>Cautious expansion is expected, with firms evaluating space optimisation and CBD vs. non-CBD locations</li>
<li>First quarter financial results should set the growth tone for the year; translating growth forecasts across most industries into office take up</li>
</ul>

Over the course of 2011 the Asia Office Space congress has taken place in the major Asian business hubs including Singapore, Shanghai,  Mumbai and Hong Kong and now makes its way to the capital of the world’s most populous nation, China, where we see some of the main themes being repeated. Themes common across the region are:</p>

<li>Increasing professionalism &#8211; gone are the days when suppliers could get away with offering anything other than service of an international level.</li>
<li>Increasing costs- even in high vacancy areas rents are high and corporates have to find a way around it.</li>
<li>Greater multinational attention paid to Asian real estate &#8211; as one of the few growth regions for multinationals more head office attention is being paid to local real estate decision making.</li>
<li>Increased response to the demand for transparency &#8211; in both transactions, rental contracts and on an ongoing level with service providers and contractors.</li>
<li>Acceptance of alternative workplace arrangements &#8211; more than ever the impact of technology has made alternative workplace strategies more attractive. We see increased mobile working, free seating arrangements, and a desire to construct a workplace around business vision rather than ensuring employees clock hours at a dedicated desk.</li>

<p><strong>HONG KONG, 27 JULY 2011</strong> – Joining a line up of local experts HKSAR’s Director of Planning, Mr Jimmy Leung will open the Asia Office Space Congress in Hong Kong with a list of possible solutions to the increasing lack of availability and high rental found in HK’s office market.</p>
<p>Companies in Hong Kong are looking for increasingly creative solutions when facing a shortage of grade A office space that experts say is as large as 8 million square feet. All aspects of the market will be covered at the Asia Office Space Congress where innovative furniture solutions, design strategies and alternative working arrangements, such as mobile working, will be considered. In addition, government and real estate experts, such as Mr Leung, will put forward their suggestions as to how more space can be created as the industry works to come up with solutions to improve HK’s competitiveness.</p>

Following on from its roaring success in Hong Kong and Singapore the region’s leading event for corporate real estate, facilities and workplace projects is ready to hit another of Asia’s key markets.<br /><br />

Dozens of business opportunities will present themselves to delegates and sponsors of the 7th Asia Office Space Congress with its first landmark appearance in Shanghai.
